As a Chamonix property owner, our goal is to provide you with a straightforward and transparent fee structure. We simplify the process by charging a flat commission of 20% on each booking. This commission covers the marketing and sales management expenses associated with securing reservations for your property.
To ensure convenience, we collect the 20% commission directly from the rental income at the source. This allows for a seamless transaction without any additional steps for you as the property owner. The remaining balance, which is 80% of the rental income, is promptly transferred to you via BACS on the day of departure.
By adopting this approach, we aim to streamline the financial aspects of our property owner services, allowing you to focus on enjoying the benefits of your property while we handle the operational and financial aspects.

Property Listing Setup Fee – There is a 100 euro HT set up fee to list your property with Alpes Travel. This fee covers the necessary steps to showcase your property effectively. It includes setting up your property on our website, online travel agencies, Property Management System, and channel manager. Additionally, we will create a comprehensive digital property manual for guests, providing them with all the essential details they need during their stay. To proceed with this, we kindly request the basic property information from you, the property owner.
Professional Photography – We cannot stress enough the importance of professional photos in the successful rental of your property. While there may be an initial cost involved, it is a worthwhile investment. The exact cost will depend on the size of your property. This fee covers the services of a professional photographer who will dedicate their time to capturing and editing stunning photos of your property. Our team will also ensure that the property is beautifully staged for the photoshoot. Additionally, there may be costs associated with purchasing materials such as flowers, pastries, wine, etc., to enhance the overall visual appeal of the property during the photoshoot. We also provide a 3D virtual tour option, which provides potential clients with an accurate walk through of the property and gives them a great feel of what to expect.

Cleaning Time and Rates – During our initial visit, we will estimate the time required to clean your property and provide a quote based on an hourly rate. However, we will review and adjust this estimate after the first few cleaning sessions to establish a standard check-out clean time for your property. The cleaning charge encompasses the provision of essential items such as toilet rolls, sponges/washing up liquid, soap, bin liners, and dishwasher tabs.
Extra Charges for Unusual Mess – In the event that guests leave the property in an unusually messy condition, any additional cleaning charges will be billed directly to them. Rest assured, as the property owner, you will not incur any extra charges. Please note that if the property is regularly used by the owners and requires a more thorough clean and tidy, the cleaning time needed may increase accordingly.
Owner’s Cleaning Option – Our cleaning team always visits the property before each reservation to ensure that the beds are properly made with fresh linen and that essential toiletries are stocked. However, if you, as the property owner, prefer to clean your property yourself after your stay, we may be able to offer a shorter cleaning time.
Inter-Season Deep Cleaning – Additionally, we perform deep cleaning for all properties during inter-season periods. This includes restocking light bulbs, batteries in remotes, salt in dishwashers, and replacing broken glasses, among other maintenance tasks.

As there are set fixed costs for each turnover, we tend not to take bookings for less than 3-night minimum stay, but we are more than willing to accommodate your preferences.
Typically, for highly sought-after weeks, such as peak seasons or special events, we implement a minimum stay requirement of 7 nights. This ensures an optimal margin on the weeks rental.

Linen Rental – We offer linen rental services for all our properties. During the initial visit to your property, we will assess the number of beds, sofa beds, and bathrooms to provide you with a personalised quote for linen rental.
Owner’s Linen Option – If you, as the property owner, prefer to use your own linen during your stays, we can accommodate this request. Please inform us in advance, and we will ensure that the properties are prepared without linen specifically for your owner stays.

As a Chamonix property owner, we understand the importance of prompt and efficient resolution of any issues that may arise during a reservation or at any other time. Here’s how we handle emergency situations:
Emergency Call-Out – In the event of any problems with your property, whether it’s during a guest’s reservation or at any other time, we provide emergency call-out services. Our dedicated team will promptly respond to address the situation and ensure that any necessary repairs or maintenance are carried out swiftly and effectively.

As a Chamonix property owner, we understand the importance of maintaining various aspects of your property. To ensure the highest level of professionalism, we outsource the following services to trusted professionals:
Chimney Sweeping – If your property has a chimney, we will organize an annual chimney sweeping to comply with insurance requirements. We keep the certificate on our system as proof of compliance.
Snow Clearing – For properties with outdoor spaces that require snow clearance, we arrange for a visit each time it snows. The property owners need to provide a shovel, and our snow clearers will diligently remove the snow. Additionally, if conditions lead to icy walkways, the clearers will also apply salt to ensure safe passage.
Hot Tub Maintenance – After every reservation, hot tubs are emptied and thoroughly cleaned. If a reservation extends beyond 7 days, a pH test is conducted midway through the stay to maintain optimal water quality.
Gardening Services – We can arrange for professional gardeners to tend to your outdoor spaces. Whether it’s regular lawn mowing, hedge trimming, or larger landscaping projects, our gardeners will ensure that your property’s outdoor areas remain well-maintained and visually appealing.
Please note that all these services are re-billed to you, the property owner, with a management commission added. We strive to provide comprehensive property management, including these essential services, to ensure that your property remains in excellent condition throughout the year.
At Alpes Travel, we believe in entrusting these tasks to skilled professionals, allowing you to have peace of mind knowing that your property is well-cared for by experienced specialists.
We rarely have any issues with breakages within our rental properties but we do take a security deposit from our guests and we check all properties on departure. If there is an issue, we will hold the deposit and arrange repair. Sometimes there can be breakages that are due to wear and tear, we try to be as fair as possible when assessing this. All our property owners must have content insurance that will cover them for property rentals, we can assist if needed in making insurance claims in the unlikely event of a more significant issue. We ask our guests to report on broken crockery or glasses, and leave a cash contribution in the property on departure.
As a Chamonix property owner, we understand that maintenance and renovation work may be necessary for your property. Here’s how we handle these situations:
Emergency Maintenance – If your property requires emergency maintenance at any time, we will promptly organise the relevant tradesperson to visit the property and provide a quote. We will maintain communication between the tradesperson and the property owner until the work is completed. The cost of the tradesperson, along with an hourly management fee, will be re-billed to the property owner. For minor maintenance issues, Alpes Travel will notify the owner without seeking prior approval. However, for any maintenance work costing more than 100 euros, we will always contact the owner to obtain authorisation before proceeding.
Non-Emergency Maintenance/Renovation – If your property requires non-emergency maintenance or renovation work, we can directly connect you with reputable project managers or tradespeople. This enables you, as the property owner, to liaise with them directly, ensuring a personalised approach to your property’s specific needs.
